Location: The third phase of the proposed development, if implemented, would utilise land lying to the west of phase two and north of the railway line. Development of this land would require an additional bridge over the railway because the Maystreet and Sweechbridge Bridges would not be sufficient to accommodate development of phase three.
Concept: Although very lose at this point in time because it would not be developed in the next 15 years, it is suggested that approximately 16 hectares (39.5 acres) could be developed to provide an additional 500 houses if the need exists, with the remaining 7.7 hectares (19 acres) forming an extension to the central park on the higher ground in the middle of the scheme. Additionally, the two wooded areas on the northern part of the site would be retained for landscaping and wildlife purposes. The central part of this land would be landscaped and planted with trees which are significantly absent from the open arable farmland at present.
Pedestrian and cycle links and possibly a bus link would also be provided to Osborn Gardens, Churchill Avenue and Highfield Avenue. This would enable residents of Beltinge to access the site whilst preventing traffic from entering Beltinge. The Development edge between the existing buildings in Beltinge and the proposed new houses would also be landscaped and planted to protect the amenities of these adjoining properties. In addition all existing hedges would be retained.
Timing: It is not anticipated that phase three would be commenced before 2026.
