Location: The second phase of the proposed development would utilise land which lies to the north of the railway line and extends to the existing commercial and residential areas of Hillborough, all of which is controlled by Kitewood. In total the phase two land comprises 27.4 hectares (67.7 acres).

Concept: Our concept is to designate the highest area of land to the west of the site, for a new primary school which we will donate to the local council. We also envisage a shopping centre to serve the needs of the enlarged community. Together these two elements would require about 4 hectares (10 acres) of land. A further 16 hectares (39.5 acres) would be developed to provide up to 500 top quality homes and the remaining 7.4 hectares (18.3 acres) would be dedicated to wildlife habitats and parkland including innovatively designed surface water retention ponds to assist with drainage of the site and provide exciting new wildlife habitats.  It should be noted that the current use of the site has a low wildlife capacity and by introducing trees and wetlands the wildlife of the area would be enormously enhanced.

Protection of Existing Homes: Landscape design and planting along the rear of the houses in Puffin Road and other properties in Beech Grove would be incorporated to ensure the amenity of these houses would be protected.

Key Benefits: Some of the key benefits development of Phase 2 will provide are:

  • Cultivation of sustainable wildlife habitats and provision of 7.4 hectares (18.3 acres) public open space
  • Donation of land for a new primary school
  • Landscaping to protect amenity of existing homes

  • The construction of up to 500 top quality new homes
  • Realignment of Sweechbridge Road to the north of the railway which will improve the existing dangerous layout
  • Preservation of the historical pedestrian and cycle links via Maystreet Bridge
  • Design of a traffic system to discourage non-local traffic from passing through Hillborough
  • Innovative and attractively designed surface water retention ponds at the lower part of the site near Sweechbridge Road to assist drainage of the site and to enhance wildlife habitats.
