Development of the Hillborough extension will be designed to take place with minimum disruption to nearby residents and to provide as many of the community benefits as possible at the front end. In summary, this proposed sustainable urban extension would provide:
- Large areas of public open space and substantial structural landscaping with wildlife habitats
- Land which Kitewood will make available, free of charge, for a new primary school to help alleviate existing and future pressures on local education resources
- An estimated £12,000,000 of fees and tangible benefits passing to the local government and community, in addition to the primary school land
- Approximately 875 homes by 2026, the majority of which would be family houses to help address the current imbalance created by a previous emphasis on the development of flats in recent years
- Improved connections across the railway at Margate Road
- An improvement to the Heart in Hand junction with the A299 Thanet Way
- Realignment of Sweechbridge Road
- Provision, if required, for further community facilities and a new retail centre serving the proposed development and the wider area of Hillborough
- Sufficient affordable housing to help meet identified local needs
- 12 hectares of additional employment land for the creation of 900 new jobs
- Upgrade of local water, sewage and electricity facilities
- Possibility of a further 500 homes, if needed, after 2026
